Hiring a Restoration Contractor: Questions That Matter

The best interview question is often: “How will we know this part of the job is complete?” It moves the conversation from promises to a method you can review.
Verify the person doing the work
Check licensing where required through your state or local regulator. Ask the insurer or agent to verify current coverage, and clarify which team or subcontractor will arrive. Membership in an organization is not the same as permission to do regulated work.
Get the scope before comparing prices
Ask for materials, preparation, protection of occupied rooms, disposal and exclusions. Have each bidder address the same problem. A two-line estimate is difficult to compare with a detailed one. Discuss whether investigation is included and what happens if the underlying condition is worse than expected.
Understand payment and change orders
FTC guidance recommends written estimates and checking credentials, and warns against pressure to pay everything up front. Read the payment schedule and cancellation terms. Require written authorization for changes with the cost and time effect recorded before additional work proceeds.
Ask about the handoff
Request product information, inspection results where relevant, warranties and maintenance instructions. Confirm who addresses a problem found after completion. Ask recent customers about communication and follow-through, not just the appearance of the finished room.
